Financing for the $75 million project is from a consortium of banks made up of KeyBank, Regions Bank and National City Bank, plus assistance as loan co-guarantor from Blackrock Realty Advisors, a subsidiary of Merrill Lynch. “The banks were very cooperative, especially in this tough financial climate,” Morris said. “It’s a reflection that they understood that Delray Beach is not overbuilt in terms of rentals – probably less than a 5 percent vacancy rate – and that we intend to maintain the high level of finishes and amenities originally planned.” Coastal Construction is general contractor. John Grimaldi is project manager for Southcoast. The long delay from the original city competition to choose a developer until this week’s groundbreaking has brought two benefits. “The cost of labor is down dramatically, while its availability is up substantially,” Morris said, “and materials such as steel and concrete are either down in price or have stabilized.” The project is expected to be completed by early 2010.
